How to calculate lot coverage

Add up the footprint of every building and divide it by the area of the lot.

The formula
coverage = footprint ÷ lot × 100

A 1,500 sq ft house and a 400 sq ft garage on a 6,000 sq ft lot: 1,900 ÷ 6,000 = 31.7%.

Working backwards
max footprint = lot × limit

A limit of 40% on a 6,000 sq ft lot allows 2,400 sq ft of footprint.

FAR vs lot coverage

Floor area ratio

How much building

Counts every floor. Two floors of 1,000 sq ft on a 2,000 sq ft lot is a FAR of 1.0, the same as one floor covering the whole lot.

Lot coverage

How much ground

Counts only the footprint. The same two-storey building covers 50% of the lot; adding floors never changes it.

Questions

What counts toward lot coverage?

Usually every roofed building on the lot: the house, a garage, sheds. Decks, porches, eaves and pools are treated differently from one zoning code to the next, so check yours.

Is lot coverage the same as impervious coverage?

No. Impervious coverage also counts driveways, patios and paths, anything water can’t soak through. Some codes limit both.

Do upper floors add to lot coverage?

No. Coverage is the footprint on the ground. Upper floors count toward floor area ratio instead, unless they overhang beyond the floor below.
